What to check before booking

1. Search the project name and promoter on the official Telangana RERA portal, and note the registration number and its validity.
2. Ask for the approved layout or building plan (DTCP / HMDA as applicable) and match it on the ground.
3. Take a 13-year encumbrance certificate and verify the link documents.
4. Confirm what the quoted rate includes — development charges, corner premium, car parking, registration and GST are often extra.
5. Pay through banking channels only, against a receipt, and register at the sub-registrar office.
